Landlord roof surveys in Wix

Landlord roof surveys for homes and businesses in Wix

A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. We survey blocks of flats, rented houses and shared roofs, and people most often book us about damaged pots and flaunching and failed flashings at walls and chimneys.

Some older homes in villages like Wix are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Wix questions

Do you cover smaller places like Wix?

Yes, Wix is on our map. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Wrabness station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Legal advice on leases or service charges
  • The structure in the way a structural engineer would assess it

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Rented houses
  • Blocks of flats
  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Gutters and downpipes

Why get it checked now?

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. Outbuildings and barns around Wix are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours for a single let house, with blocks of flats taking longer. For a village or hamlet like Wix, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Tell us about parking before the day
  • If you are buying, let the agent know when we’re coming

Before and after the survey

Over many surveys, some simple habits stand out:

  • Give residents notice before a survey
  • Make sure the loft space can be accessed
  • Check your lease or ask a solicitor about who pays
  • Survey the roof on a regular cycle

If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Landlord roof surveys around Wix

The coast is about 3 miles or less from Wix, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Wix and Wrabness Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. With Thorpe Hall about 4.3 miles south, the area around Wix has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. For an older house near a landmark such as Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
