How we price pre-purchase roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What to let us know when you get in touch

Before you get in touch, it’s useful to have:

  • The address and postcode of the property
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

Pre-purchase roof survey in Wix Green: what you get

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. If you’ve noticed lead that has worked loose at a wall or chimney and standing water on a flat extension roof, we can find out what’s behind it, on natural slate, chimney stacks and gutters and downpipes alike.

Being in a small place like Wix Green makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Honest limits

To be straight with you, there are limits to any roof survey:

  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits
  • Anything beyond the roof, which a full home survey covers

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • The roof space
  • Natural slate
  • Gutters and downpipes
  • Chimney stacks
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Wix Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Keep pets in another room
  • Find any records of previous roof work

Pre-purchase roof surveys in Wix Green: local notes

Wix Green lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a close look whether you are buying or signing off new work. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Wrabness station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Thorpe Hall lies about 4.2 miles south, so building around Wix Green goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Wix Green is about 5 miles west of Harwich, in Essex. In Wix Green, as across Essex, every roof gets the same careful survey. Wix Green is one of the towns and villages in Essex we cover for pre-purchase roof surveys. There is also a page for Chelmsford.

Surveys in CO11 work the same way as everywhere else we cover. You’ll find streets like Oakley Road and Harwich Road, and we cover them all. Close by, we survey roofs in Wix (1 mile west), Great Oakley (1 mile south-east), Wrabness (2 miles north), Bradfield (2 miles north-west) and Bradfield Heath (2 miles north-west). Larger places within reach include Colchester (11 miles west), Clacton-on-Sea (8 miles south), Harwich (5 miles east), Camulodunum (12 miles west), Greenstead (9 miles west) and Wivenhoe (9 miles south-west).

Questions from Wix Green

How do I find out if my home in Wix Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Wix Green?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

How long does a pre-purchase roof survey take?

Allow an hour or two at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or use the contact form.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What we look for on each type of roof

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Why get it checked now?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on any day of the week, and a Premium report comes the same day, which helps it fit around your exchange date. For older village homes like those around Wix Green, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your roof before booking.
