About our gutter survey in Althorne
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you are worried about dripping or leaking gutter joints and cracked or loose downpipes, a survey will tell you what’s going on, on outlets and hoppers, eaves gutters and fascias and soffits alike.
In a village or hamlet like Althorne, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Honest limits
It helps to know what a survey will not do before booking:
- Gutters out of sight from each safe vantage point
- Rot or damp concealed behind fascias or inside walls
- Blockages deep inside downpipes

Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Get trees that overhang the gutters trimmed
- Look for green streaks or damp patches on walls
- Check the loft with care after heavy rain
- Leave gutter checks at height to someone equipped for it
The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Roofs, chimneys and gutters in Althorne
Althorne lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you live in an older home near Parish Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Althorne station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What we look for on each type of roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
Rented homes, blocks and businesses
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when booking and we will plan the survey around it.
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant beforehand.
Althorne: your questions answered
Do you cover smaller places like Althorne?
Yes, Althorne is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
I let a flat near Althorne station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Do you need to get into the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Could my damp wall be caused by the gutters?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.
The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours for most houses, though large, tall or awkward roofs take more time. In a small place like Althorne, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- We look in the loft space, where there is safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
Preparing for the visit
- Keep pets in another room
- Let us know about any leaks, stains or damp patches you know of
- If you’re buying, check with the agent that we can get in

Advice
What happens if roof problems are left?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. For older village homes like those around Althorne, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
