About our gutter survey in Mayland
Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey fascias and soffits, outlets and hoppers and downpipes, and the problems we are asked to look at most are overflowing valley or parapet gutters and leaves and moss blocking gutters.
In a small place like Mayland, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
- How big the roof is
- Extensions, dormers and garages with roofs of their own
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.
What we need to know
A few details help us suggest the right survey and price. When you contact us, let us know:
- Your postcode, so we can check access and travel
- When you need the report by
- The reason for the survey, like buying, a leak or storm damage
- Photos of the roof, taken safely from ground level or a window
Not sure which survey you need? It’s easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
What a gutter survey looks like in Mayland
The coast is about 1 mile or less from Mayland, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For landlords with property near Althorne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Mayland is about 5 miles south-east of Maldon, in Essex. We survey roofs in Mayland and the rest of Essex, as part of our work across London and South East England. Mayland is one of the places in Essex where we work for gutter surveys. For surveys nearby, see our Chelmsford page.
We cover every part of CM3 for gutter surveys. That includes homes and businesses on Thrumble Close, Fels Way and Teal Avenue and the roads around them. If you are just outside Mayland, we cover Maylandsea (1 mile north-west), Latchingdon (2 miles south-west), Althorne (2 miles south), Mundon (3 miles west) and Ostend (3 miles south-east). Larger places within reach include Colchester (15 miles north), Chelmsford (12 miles west), Basildon (15 miles south-west), Maldon (5 miles north-west), Canvey Island (13 miles south-west) and Billericay (15 miles west).

Common roof problems in Mayland
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
A survey can pick up problems like:
- Joints that drip after rain
- Valley or box gutters that overflow inside
- Gutters full of debris and silt
- Cracked or loose downpipes
For site and facilities teams at buildings such as Maylandsea Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before you book
- Whether they hold professional indemnity and public liability insurance
- Whether VAT is added on top
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- How long the report takes to arrive

What else we do in Mayland
What happens on the day
Once we’ve finished looking, we write up our findings as a report with photographs, sent to you by email. As for time on site, it usually takes about one to two hours at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Mayland can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- First, you let us know what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- The findings are written up with photos and recommendations.
How to prepare
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors
- If you are buying, let the agent know when we are coming
Book a survey
If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
Advice
Honest limits
It’s a careful look at the gutter, not the whole story. The main limits are:
- Underground drains, which need a CCTV drain survey
- The inside of a downpipe along its whole length
- Confirming asbestos in older rainwater goods
If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and doesn’t.
What this survey covers
- Outlets and hoppers
- Parapet and box gutters
- Valley gutters
- Eaves gutters
- Fascias and soffits
- Downpipes
Checking the roof from the ground
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.
Common questions in Mayland
Is my home in Mayland listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Althorne station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you work in Mayland?
Yes. Mayland is part of the area we cover, and the service is the same as everywhere else we work.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
When is the best time for a gutter survey?
There’s no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Why act early in Mayland
A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Older cottages and farmhouses around Mayland can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
