Gutter survey in Creeksea

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, eaves gutters and valley gutters, and common reasons people get in touch are overflowing valley or parapet gutters and choked outlets or hopper heads.

Somewhere as small as Creeksea, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Gutter surveys in Creeksea: local notes

The coast is about 5 miles or less from Creeksea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take an older house close to Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Ormiston Rivers Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Burnham-On-Crouch station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Different roofs, different checks

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Rural addresses near Creeksea can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls
  • Keep climbers away from the eaves
  • Watch ceilings under valley gutters for fresh marks

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.

Why it’s worth a survey now in Creeksea

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

To find out what your survey will cost, call 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Your questions about gutter surveys in Creeksea

Does being near the coast affect roofs in Creeksea?

Frequently, yes. Within about 5 miles of the sea, as Creeksea is, metal fixings wear faster and gales find any loose ridge or slate.

Is Creeksea within the area you cover?

Yes, Creeksea is on our map. A small place gets exactly the same survey as a big one.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

What happens after the survey?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
