The report says what’s in good order, what is not and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or send us an email. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of the rest of the house (that is a RICS home survey)
  • Whether timbers meet design loads
  • Asbestos testing of any kind

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Natural slate

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How the survey works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. Around Creeksea, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Leave side gates unlocked
  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller

Pre-purchase roof surveys around Creeksea

Creeksea lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a close look whether you’re buying or signing off new work. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Landlords with a home close to Burnham-On-Crouch station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Common questions in Creeksea

Do roofs near the sea, like those around Creeksea, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Creeksea is within about 5 miles of the coast.

Is my home in Creeksea listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

How long will you be at the property?

The visit normally takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. We will give you an idea of timing when you book.

How do I book a survey in Creeksea?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Will the roof report help me negotiate with the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Is Creeksea in your area?

Yes. We survey roofs across London and South East England, Creeksea included.
