Pre-purchase roof survey in Canewdon
Some roofs can’t be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. If you’ve noticed standing water on a flat extension roof and gutters that overflow or drip at the joints, we can find out what’s behind it.
In a village or hamlet like Canewdon, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a typical house, with time for the loft where it can be reached. Rural addresses near Canewdon can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You book once your offer is accepted and tell us the address and your timetable.
- Access is arranged through you, the agent or the seller.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Before we arrive
- Move anything stored under the loft hatch
- Tell us about any leaks, stains or damp patches you know of
- Unlock side gates and any roof access doors

Pre-purchase roof surveys around Canewdon
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. For a purchase or a newly finished roof, the materials decide which details matter most. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you own a rental within reach of Althorne station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark like Church of St Nicholas, the roof may have had decades of patch repairs, and the survey shows where they are.

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Do not leave it until just before exchange
- Check the lease for roof repair responsibilities
- Pass the findings to your conveyancer
- Ask when the roof was last worked on
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.
Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
How we price pre-purchase roof surveys
Not every roof costs the same to survey, and it comes down to:
- Whether it is a home or a commercial building
- Features like valleys, chimneys, dormers and parapets
- Building height and the viewpoints available
- Whether you choose the Basic, Standard or Premium Survey
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
Helping us price your survey
A little information up front helps. Please include:
- The style of property, from a terrace to a block
- Photos of the roof, taken safely from ground level or a window
- Access details, such as a loft hatch or a shared roof
- What made you get in touch
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.
Why it is worth a survey now in Canewdon
The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. Where a roof is exposed, as many are in small places like Canewdon, driving rain gets into any weakness, and damp in older walls is slow to dry out.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

When you need someone else
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- A structural engineer’s report
- Confirmation of asbestos in cement sheets or soffits
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.
What this survey covers
- Chimney stacks
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Lead flashings and valleys
- Natural slate
- The roof space
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
Canewdon questions
Do you cover smaller places like Canewdon?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Canewdon is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is your roof survey a RICS survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Will the roof report help me negotiate with the seller?
Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.
How do I arrange a pre-purchase roof survey in Canewdon?
The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run seven days a week.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you need to get into the loft?
Where possible, yes. We look in the roof space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.
