Canewdon questions
I let a flat near Althorne station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is Canewdon within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What causes damp on a chimney breast?
It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
Should I worry about a leaning stack?
It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
Chimney survey in Canewdon: what you get
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’ve noticed signs that a stack is leaning and damaged chimney pots and cowls, a survey will tell you what’s going on, on brick chimney stacks, chimney pots and cowls and flaunching alike.
Some older homes in villages like Canewdon are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why it is worth a survey now in Canewdon
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. For an older or listed building in a place like Canewdon, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.
What we look for on each type of roof
Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
The survey, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for most homes, a little longer where there are several stacks. For a village or hamlet like Canewdon, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- If it is not your property yet, arrange access through the agent
- Make sure we can get to the back of the property
- Find any records of previous roof work

Advice
Tips from our surveys
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- File photos of the stacks with your home records
- Never climb onto the roof to look at a chimney
- Use a Gas Safe registered engineer for gas appliances
- Ask about consent before removing a chimney on an older property
After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
What a chimney survey looks like in Canewdon
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
Landlords with a home close to Althorne station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like King Edmund School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

When to book a survey in Canewdon
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
These are some of the problems a survey can pick up:
- Damaged chimney pots and cowls
- A stack that appears to lean
- Unused flues sealed without airflow
- Flaunching that has broken away
If your house is among the older ones in the streets near Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What’s outside the scope of the survey
- When you will get the report
