What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • Flights in a restricted zone without permission
  • Close-up photos of next door’s property

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

What we look at

  • Tall and steep roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Fragile roofs
  • Large and complex roofs
  • Chimney stacks

Drone roof survey in Canewdon: what you get

Before any flight, we check the airspace. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If permission is not given, we inspect by other means and explain why. Prison sites also have drone restriction zones. If you are worried about vegetation in valleys and gutters and chimney tops in poor condition, a survey will tell you what’s going on, on valleys and parapet gutters, fragile roofs and flat roofs on upper floors alike.

Some older homes in villages like Canewdon are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What affects the price in Canewdon

All our prices include VAT. The things that change the price are:

  • House, block, shop or office
  • Which survey package you book
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Booking your survey

Before you get in touch, it helps to have:

  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one

Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

FAQs for Canewdon

Does a conservation area affect roof work in Canewdon?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Canewdon?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What if it’s windy or raining on the day?

Safety comes first, so the weather decides. We won’t fly in strong wind or heavy rain. We’ll talk through the options if the day turns bad.

Is your drone operator registered?

Yes. We are a CAA-registered drone operator, with a Flyer ID and an Operator ID. Our drone weighs under 250g and keep it in sight at all times.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

Will you photograph next door’s garden?

No, the camera is kept on your roof. Neighbouring homes and gardens are not the subject, and flights are kept short. A quick word with the neighbours is a good idea.

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two at most homes, and more on a big or complicated roof. In a hamlet or village like Canewdon, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it’s checked too.
  5. Everything is written up, with the aerial photos and our advice.

Before we arrive

  • Unlock side gates and any roof access doors
  • If it isn’t your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Share the postcode so we can check for restrictions
  • Let neighbours know about the flight if your roof is shared
  • Clear the loft hatch so we can check inside too
  • Keep pets indoors during the flight

Keep the photos with your property records. They give you something to compare against later, and they help if you sell.

Every so often, look in the roof space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

What a drone roof survey looks like in Canewdon

Every flight is checked against the Drone Safety Map first. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

For site and facilities teams at buildings such as King Edmund School, a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Church of St Nicholas, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which can make access easier.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

Why get it checked now?

From ground level, you’re guessing about most of a tall roof. Close-up photos show what’s really there, slope by slope. Seeing the problem makes it easier to decide what to do. Outbuildings and barns around Canewdon are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
