Flat roof survey in Canewdon: what you get
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey single-ply membranes, GRP fibreglass and upstands and outlets, and common reasons people get in touch are gaps at upstands and abutments and ponding water that doesn’t drain away.
Some older homes in villages like Canewdon are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Flat roof surveys around Canewdon
Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
For site and facilities teams at buildings like King Edmund School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Althorne station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Church of St Nicholas, the flat roofs on later extensions tend to wear out long before the main roof.

Different roofs, different checks
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
What happens if roof problems are left?
Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Around Canewdon, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Hidden layers beneath the covering
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Structural calculations, which need a structural engineer
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.
What we look at
- Single-ply membranes
- Felt flat roofs
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
- EPDM rubber
Checking the roof from ground level
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
What a survey costs
All our prices include VAT. What changes the price is:
- Building height and the viewpoints available
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

These details help when you get in touch:

If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, ring 07833 053749 or email us.
Canewdon questions
Do you cover smaller places like Canewdon?
Yes, Canewdon is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is Canewdon in the area you cover?
We do. The survey and report are the same in Canewdon as anywhere else.
What will the report tell me?
A report with photos, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you tell me how long my flat roof will last?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
Is a flat roof survey the same as a building survey?
No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
How it works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for a house, and longer for a large or complex roof. Rural addresses near Canewdon can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Let us know about parking near the property
- Keep pets out of the way during the survey
- Leave a clear route to the loft
