Need a flat roof survey in Ostend?

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • File the paperwork for the roof and any repairs
  • Never stand on rooflights or fragile sheeting
  • Limit foot traffic on the covering
  • Plan a survey before the covering reaches the end of its usual life

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

About our flat roof survey in Ostend

We inspect a flat roof from wherever it can be seen safely: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We’re often asked to look into cracked or split membrane and outlets choked with leaves and silt, on upstands and outlets, GRP fibreglass and single-ply membranes.

Older buildings in small places like Ostend may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the price in Ostend

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What we need to know

To price your survey accurately, we’ll ask about:

  • The type of building and roof, like pitched or flat
  • Your postcode, so we can check access and travel
  • Dates you are working to, such as exchange
  • Any photos you have, taken from ground level or a window

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or send us an email.

What happens if roof problems are left?

A small split in a flat roof is typically a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Where a roof is exposed, as many are in small places like Ostend, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Ostend can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

How to prepare

  • Gather any invoices or paperwork from past roof work

Questions from Ostend

Is the coastal weather around Ostend hard on roofs?

It can do. Ostend is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to Ostend?

Yes. Ostend is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Does the report include photos?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Flat roofs in Ostend

Ostend lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you live in an older home near Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings like Ormiston Rivers Academy, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Burnham-On-Crouch station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What a flat roof survey doesn’t cover

It’s a careful look at the flat roof, not the whole story. The main limits are:

  • A promise that the roof will not leak in future
  • Structural calculations, which need a structural engineer
  • Fragile surfaces, which we don’t walk on
