Landlord roof survey in Ostend

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen, along with the loft space where there’s safe access. If you are worried about slipped or missing slates and tiles and leaking joints at party walls, a survey will tell you what’s going on, on flat roofs on blocks, gutters and downpipes and blocks of flats alike.

Some older homes in villages like Ostend are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like Ostend, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Jot down any questions you want answered
  • Check the loft hatch can be reached

How to book

A quick phone call is usually the easiest start: call 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common questions in Ostend

Does a conservation area affect roof work in Ostend?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Ostend?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is Ostend in your area?

Yes. Ostend is part of the area we cover.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Will you say whether the freeholder or leaseholders should pay?

No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

What we are asked to look at in Ostend

On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.

Look out for signs like these:

  • Ponding or splits on flat roofs
  • Cracked or leaning shared chimneys
  • Leaking joints at party walls
  • Missing or loose roof coverings

The streets around a church like Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • How long they’ve been surveying roofs
  • Whether the price includes VAT
  • Their report turnaround times
  • Their drone registration, if they fly one

What a roof survey includes

What we can’t see

A survey is a proper look at the let or shared roof, but it cannot do everything. Its limits include:

  • Who pays under the lease (that’s a legal question)
  • The structure in the way a structural engineer would assess it
  • Roof areas we weren’t given access to

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Shared roofs
  • Blocks of flats
  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Converted houses

What happens if roof problems are left?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. For older village homes like those around Ostend, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Different roofs, different checks

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so their age matters.

Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We check it where there is safe access, looking for staining, damp and daylight.

What a landlord roof survey looks like in Ostend

The coast is about 4 miles or less from Ostend, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you let a flat or house near Burnham-On-Crouch station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Ormiston Rivers Academy, a written record of a large roof helps plan work for the holidays rather than in term time.
