FAQs for Ostend
How do I find out if my home in Ostend is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Can a landlord with a rental near Burnham-On-Crouch station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
What does a roof survey include?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.
Roof survey in Ostend: what you get
Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey clay and concrete tiles, chimney stacks and flat roofs, and common reasons people get in touch are valley linings that have cracked or split and ridge tiles that have lifted or moved.
In a small place like Ostend, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Do you need a roof survey in Ostend?
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
A survey makes sense if you’ve noticed:
- Water stains on rafters and ceiling joists
- Flashings that have come away from the wall
- Valley linings that have cracked or split
- Cracked mortar along the ridge
Take a building like Ormiston Rivers Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for most houses, and longer for a large or complex roof. If you have questions on the day, just ask. Older rural homes like those around Ostend can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- For a flat or shared roof, check access with the freeholder or managing agent
- Point out any leaks or damp patches
- Make sure the loft hatch can be reached

Roof surveys in Ostend: local notes
The coast is about 4 miles or less from Ostend, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Burnham-On-Crouch station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Useful tips for Ostend property owners
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Tell us about any leaks or stains you’ve seen
- Gather any paperwork for past roof work
- Watch for slipped slates after bad weather
- Include dormers, porches and garages when you book
Keep the report with your property records. It’s a useful baseline for future surveys, and it can help when you sell.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.
Honest limits
It’s a careful look at the roof, not the whole story. The main limits are:
- A promise that the roof won’t leak in future
- Whether the roof structure meets design loads
- The condition of the rest of the building (that is a RICS home survey)
If in doubt, phone 07833 053749 or email us and we will recommend the right survey before booking. The full list of what we check.
