Roof surveys for homes and businesses in Maylandsea

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey flat roofs, chimney stacks and clay and concrete tiles, and people most often book us about valley linings that have cracked or split and ridge tiles that have lifted or moved.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What a survey costs

To price your survey, we look at:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Whether it is a home or a commercial building
  • Height and safe access

Prices quoted always include VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Any marks or damp showing indoors

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or use the contact form.

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Older rural homes like those around Maylandsea can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building

Roof by roof

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.

Flat roof coverings

Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.

Maylandsea questions

Can a landlord with a rental near Althorne station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is the coastal weather around Maylandsea hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Can you tell me how long my roof will last?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How do I book a survey in Maylandsea?

To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

What this survey can’t tell you

It is a careful look at the roof, not the whole story. Its limits include:

  • Whether the roof structure meets design loads
  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before booking. The full list of what we check.

Do you need a roof survey in Maylandsea?

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.

People normally book a survey after spotting one of these:

  • Gaps in the roof where coverings have gone
  • Ridge tiles that have lifted or moved
  • Gutters that overflow in heavy rain
  • Water stains on rafters and ceiling joists

Landlords with a home close to Althorne station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • How long they’ve been surveying roofs
  • Which viewpoints they use to see the roof
  • Whether the inside of the roof is included
  • Their insurance cover

What a roof survey includes

Why it’s worth a survey now in Maylandsea

Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. In a place like Maylandsea, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Roofs, chimneys and gutters in Maylandsea

Maylandsea lies within about 1 mile of the sea, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Maylandsea Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
