About our flat roof survey in Maylandsea

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’re worried about blistering in felt or asphalt and upstands pulling away from walls, we can find out what’s behind it, whatever the roof.

Somewhere as small as Maylandsea, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

What you get is a clear record of the flat roof on the day we saw it. It’s useful straight away, and a good reference for later.

What a survey costs

We confirm the price for the job before booking. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

What we need to know

There’s no need for technical words. Just let us know:

  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from the ground or a window
  • The property’s address and postcode
  • How the loft is reached, if there is one

A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Maylandsea needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Let us know about parking before the day
  • Keep pets out of the way during the survey
  • For flats, check roof access has been agreed

Advice

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

How the survey changes by roof type

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

FAQs for Maylandsea

Do roofs near the sea, like those around Maylandsea, take more of a battering?

It can do. Maylandsea is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover smaller places like Maylandsea?

Yes, Maylandsea is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Should I worry about standing water on my flat roof?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Flat and commercial roofs around Maylandsea

Maylandsea lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

Take a building like Maylandsea Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Althorne station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Maylandsea is about 4 miles south-east of Maldon, in Essex. Bookings from Maylandsea are handled just like any other: a call or an email, a price, then a date. Our Essex coverage includes Maylandsea and the places around it. There’s also a page for Chelmsford.

We cover every part of the CM3 postcode area for flat roof surveys. We offer flat roof surveys to properties on Marine Parade, Imperial Avenue and The Esplanade and the roads around them. Useful tips for Maylandsea property owners

Here are a few things we’d tell any owner:

  • Keep records of when the roof was laid and what work has been done
  • Keep outlets clear of leaves and moss
  • Ask whoever fits equipment on the roof to make good the covering
  • Treat rooflights and old sheeting as fragile

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
