Chimney Survey in Maylandsea
A careful look at the chimney stack at your property in Maylandsea, with photos and a written report.
- Unused flues sealed without airflow
- Frost-damaged brickwork on the stack
- Loose, cracked or missing pots
What this survey can’t tell you
It is a careful look at the chimney stack, not the whole story. The main limits are:
- Structural calculations for a leaning stack
- Hidden damage within the stack
- Whether a gas appliance or its flue is safe
If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

How a chimney survey works in Maylandsea
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. We survey shared and party-wall stacks, chimney pots and cowls and chimney breasts, and the problems we are asked to look at most are disused chimneys trapping moisture and gaps in the mortar around the pots.
Somewhere as small as Maylandsea, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Outbuildings and barns around Maylandsea are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most homes, a little longer where there are several stacks. You are welcome to ask questions while we are there. Somewhere like Maylandsea needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
Before we arrive
- Move anything stored under the loft hatch
- For flats, make sure roof access has been agreed
- Jot down any questions you want answered

Maylandsea homes and their roofs
The coast is about 1 mile or less from Maylandsea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
Landlords with a home close to Althorne station may find that a dated record of the roof is useful when planning maintenance across a let. Take a building like Maylandsea Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Maylandsea is about 4 miles south-east of Maldon, in Essex. Maylandsea is one of many places we visit across Essex, for homes and businesses alike. Our area takes in places right across Essex, from the larger towns to small villages. There is also a page for Chelmsford.
We work across the CM3 postcode area for chimney surveys and the streets around it. You’ll find streets such as Marine Parade, Imperial Avenue and The Esplanade, all of which we cover. Nearby, we also carry out chimney surveys in Mayland (1 mile south-east), Latchingdon (2 miles south-west), Mundon (2 miles west), Althorne (2 miles south) and Ostend (4 miles south-east). We also work in nearby towns such as Colchester (15 miles north-east), Chelmsford (12 miles west), Basildon (15 miles south-west), Maldon (4 miles north-west), Canvey Island (14 miles south-west) and Billericay (15 miles west).

Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Glance at the stacks from the street now and then
- Check with the council before altering a stack in a conservation area or on a listed building
- Remove aerials or dishes from the stack if they’re no longer needed
- Keep track of stains on chimney breasts
If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.
Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
Maylandsea: your questions answered
Do roofs near the sea, like those around Maylandsea, take more of a battering?
Often, yes. Within about 1 mile of the sea, as Maylandsea is, metal fixings wear faster and gales find any loose ridge or slate.
Is Maylandsea within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How much is a survey?
Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How long will you be at the property?
It usually takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. The report follows by email.
Will you check the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Should I worry about a leaning stack?
Do not ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.
