Thermal roof survey in Maylandsea: what you get
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. We’re frequently asked to look into water that travels before it shows and cold areas below the roof, across loft conversions, insulated roof spaces and commercial roofs.
Villages like Maylandsea frequently stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the deck or roof structure is strong enough
- Reliable images in rain, strong wind or on a wet roof surface
- Insulation values or heat loss calculations
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

Drones, thermal imaging and Maylandsea roofs
Maylandsea lies within about 1 mile of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Anyone responsible for a site like Maylandsea Primary School will know that big roofs are where photos from the air and thermal images show the most at once.

Different roofs, different checks
Loft insulation
Heat loss shows most clearly when it’s warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep the report to compare against after any repair
- Keep the heating on as usual before a heat loss survey
- Keep a record of when stains appear
- Make sure the loft can be reached safely
Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.
Which survey includes thermal imaging?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
What happens next?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Surveys run seven days a week. To arrange a date, ring 07833 053749 or drop us an email.
Signs you need a thermal roof survey in Maylandsea
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.
Here are some of the things we see often:
- Wet areas near outlets and upstands
- Heat escaping through the roof
- Damp that repairs haven’t cured
- Gaps in loft insulation
In and around Maylandsea, as anywhere, a roof is easiest to deal with when its problems are found early.
What to check before booking
- Whether you get a written report with photos
- Whether VAT is added on top
- When you’ll get the report
- Whether the inside of the roof is included
Checking the roof from ground level
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
How the survey works
After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, it normally takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Maylandsea often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- Leave side gates unlocked
- Leave a clear route to the loft
- Jot down any questions you want answered
