Questions from Maylandsea

Is Maylandsea within the area you cover?

Yes, Maylandsea is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Maylandsea is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

Will you definitely find the leak?

Not every leak can be pinned down in a single visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

How a roof leak investigation works in Maylandsea

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. If you’re worried about damp walls below an overflowing gutter and leaks at a dormer or roof window, we can find out what’s behind it.

In a village or hamlet like Maylandsea, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We look at whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

What you get is a clear record of the leaking roof on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Have an electrician check any wet fittings
  • Let us know what has already been tried
  • Photograph the stain each time it appears
  • Do not climb onto the roof to look

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.

Keep the loft space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Check insulation does not block airflow at the eaves.

Do you need a roof leak investigation in Maylandsea?

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Typical things we’re asked to look at include:

  • Water dripping from rafters or underlay
  • Damp on a chimney breast
  • Leaks at a dormer or roof window
  • A leak that comes and goes with the weather

Landlords with a home close to Althorne station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Leaks that only appear in weather we cannot recreate
  • The repair itself (the investigation finds and reports the cause)

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Flat roof details
  • Slate and tile slopes
  • Rooflights and dormers
  • Chimney stacks
  • The roof space
  • Lead flashings
  • Valleys and parapet gutters

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It typically takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Somewhere like Maylandsea needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

Roof leak investigations around Maylandsea

Maylandsea is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. The covering and its details give the first clues when tracing where water is coming from.

Take a building like Maylandsea Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.
