Thermal roof survey in Ostend

Your report sets out the thermal images alongside ordinary photos, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. If you’ve noticed damp patches with no obvious cause and water getting in at parapets and stacks, we can find out what’s behind it.

Somewhere as small as Ostend, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Why act early in Ostend

Once insulation under a membrane is wet, it tends to stay wet. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Where a roof is exposed, as many are in small places like Ostend, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Check from ground level or a window, never by climbing
  • Clear a path to the loft hatch before we arrive
  • Don’t switch the heating off ahead of the visit
  • Keep a record of when stains appear

If the images suggest moisture that cannot be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

Common questions in Ostend

Is Ostend in the area you cover?

Yes, Ostend is one of the places we work. The survey and report are the same in Ostend as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Ostend is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

What will the report tell me?

A photo-illustrated written report, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Surveys for landlords and agents in Ostend

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

How it works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Around Ostend, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Keep pets inside or away from the areas we’re looking at
  • Unlock side gates and any roof access doors
  • For flats, check roof access has been agreed

Getting a price

Thermal roof surveys around Ostend

Ostend is within about 4 miles of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you look after a building like Ormiston Rivers Academy, big roofs are where close-up aerial shots and thermal images show the most at once.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

When to book a survey in Ostend

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.

Signs worth acting on include:

  • Ceilings that feel colder in places
  • Damp where roofs meet walls and chimneys
  • Damp that repairs haven’t cured
  • Areas losing heat at the eaves and junctions

Take an older house close to Church of All Saints: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
