Pre-purchase roof survey in Ostend: what you get

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. We survey gutters and downpipes, the roof space and flat-roofed extensions and dormers, and the problems we are asked to look at most are worn or lifted lead flashings and standing water on a flat extension roof.

Somewhere as small as Ostend, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Local roofs and buyers in Ostend

Ostend is within about 4 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If your home is one of the older ones in the streets near Church of All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Ostend is about 6 miles north-east of Rochford, in Essex. We cover Ostend and the rest of Essex, as part of our work across London and the South East. Ostend is one of the towns and villages in Essex where we work for pre-purchase roof surveys. There’s also a page for Chelmsford.

We cover every part of CM0 for pre-purchase roof surveys and the streets around it. Whether your property is on Green Lane, Pinners Close and Waters Avenue or anywhere close by, we can survey it. How the survey works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours at a typical house, with time for the loft where it can be reached. Around Ostend, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Note where any stains or damp appear
  • Check the loft hatch can be reached
  • Agree roof access with the managing agent if it is shared

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Advice

Common roof problems in Ostend

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. We note what we see so you can ask about it.

Signs worth acting on include:

  • Worn or lifted lead flashings
  • Gutters that overflow or drip at the joints
  • Sagging ridge lines or uneven roof slopes
  • Slates or tiles that have slipped or gone

If you own a rental within reach of Burnham-On-Crouch station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before booking any roof surveyor

  • What the survey will not cover
  • How soon the report will arrive
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether you can ask questions once you have the report

What’s in a roof survey

Why act early in Ostend

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Around Ostend, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Your questions about pre-purchase roof surveys in Ostend

Will you come out to Ostend?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does being near the coast affect roofs in Ostend?

Often, yes. Ostend is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.

Do you need access inside the house?

Ideally, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

How do I book a survey in Ostend?

To book, ring 07833 053749 or drop us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

How long does the survey visit take?

On site, it normally takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.

Lead flashings and valleys

Many leaks start at a flashing, so we look at each one closely. Any that need attention are photographed and explained.

What a pre-purchase roof survey does not cover

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • Whether timbers meet design loads
  • Walls, floors, services and rooms below the roof
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What this survey covers

  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space
