Gutter surveys in Broxted

How a gutter survey works in Broxted

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It is an easy job to put off but it rarely improves. We’re often asked to look into downpipes that are split or coming away and overflowing eaves gutters, on valley gutters, downpipes and fascias and soffits.

Some older homes in villages like Broxted are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report records the gutter as we found it on the day. It is useful right away, and a good reference for later.

Roof by roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Rot or damp concealed behind fascias or inside walls

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Outlets and hoppers

Local roofs in Broxted

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Horham Hall about 1.4 miles north-east, Broxted sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Landlords with a home close to Stansted Airport station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Broxted is about 7 miles north-east of Bishop's Stortford, in Essex. We visit Broxted as part of our work across Essex, for homes and businesses alike. Our Essex coverage includes Broxted. You can also see our page for Chelmsford.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Around Broxted, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared
  • Check the loft hatch can be reached

What affects the price in Broxted

Prices always include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your roof before you book.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before booking.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your questions about gutter surveys in Broxted

How do I find out if my home in Broxted is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Broxted?

We do. Villages and rural addresses get the same survey as a town house.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. Just call 07833 053749 or send us an email to arrange it.

What’s in the survey report?

A report with photographs, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Why act early in Broxted

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it’s guesswork from the ground. In a place like Broxted, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
