Different roofs, different checks

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We inspect them as far as it is safe to see them.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

About our gutter survey in Tendring

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed gutters full of debris and silt and hoppers and outlets full of debris, a survey will tell you what’s going on, on outlets and hoppers, valley gutters and fascias and soffits alike.

In a village or hamlet like Tendring, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later.

Why it is worth a survey now in Tendring

Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. Outbuildings and barns around Tendring are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

FAQs for Tendring

Is the coastal weather around Tendring hard on roofs?

Often, yes. Within about 4 miles of the sea, as Tendring is, metal fixings wear faster and gales find any loose ridge or slate.

I let a flat near Weeley station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you work in Tendring?

Yes. Our area covers London and South East England, and that includes Tendring.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or send us an email.

What happens next?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Does someone need to be in?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Local roofs in Tendring

The coast is about 4 miles or less from Tendring, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. With Thorpe Hall about 2.8 miles south-east, Tendring sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Tendring Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Weeley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Signs you need a gutter survey in Tendring

Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.

Common reasons to book include:

  • Leaking or loose downpipes
  • Gutters full of debris and silt
  • Gutters that have fallen out of line
  • Rotten fascias or stained soffits

If your house is among the older ones in the streets near Church of St Edmund, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book any roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?
  • What insurance they carry

What a roof survey includes

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Make sure downpipe clips are holding
  • Do not climb a ladder to look in the gutters
  • Get the gutters cleaned out every year
  • Watch for green marks down the brickwork

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, it typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Tendring frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Check we can get to the back of the property
  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed
