Gutter surveys near Tendring Heath

Gutter survey in Tendring Heath: what you get

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. We survey valley gutters, outlets and hoppers and downpipes, and common reasons people get in touch are downpipes that are split or coming away and gutters full of debris and silt.

Somewhere as small as Tendring Heath, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a gutter survey looks like in Tendring Heath

Tendring Heath is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Older buildings in Essex often have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Weeley station may find that the gap between tenancies is a good time to have the roof looked at. Thorpe Hall, about 4.2 miles south-east, is one of the historic houses in the wider area around Tendring Heath. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

Tendring Heath is about 7 miles north of Clacton-on-Sea, in Essex. We survey roofs in Tendring Heath and the surrounding area across London and South East England. Our Essex coverage includes Tendring Heath and the places around it. You can also see our page for Chelmsford.

What we look for on each type of roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We check what’s visible and note what isn’t.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book
  • If the survey needs thermal imaging or a drone

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Getting in touch

These details help when you contact us:

  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • Anything about access we should know

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What happens if roof problems are left?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. In a place like Tendring Heath, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Tendring Heath, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • If it is not your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors

Questions from Tendring Heath

Is the coastal weather around Tendring Heath hard on roofs?

Often, yes. Within about 4 miles of the sea, as Tendring Heath is, metal fixings wear faster and gales find any loose ridge or slate.

Is my home in Tendring Heath listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you check valley and parapet gutters?

Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe and a drone where it applies.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

How much is a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or email us.

Tips that help

From years of surveys, a few habits stand out:

  • Keep climbers away from the eaves
  • Look for new stains on ceilings below valleys after rain
  • Watch the gutters during heavy rain
  • Ask for valleys and parapet gutters to be cleared too

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
