Flat roof survey in Tendring

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. Common reasons to book are failed upstands where the roof meets a wall and edge trims that have lifted or split, across GRP fibreglass, mastic asphalt and single-ply membranes.

Somewhere as small as Tendring, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Why act early in Tendring

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Older and listed buildings around Tendring may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

To find out what your survey will cost, call 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Questions from Tendring

Will you come out to Tendring?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is my home in Tendring listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will this cover the whole house?

No. It is a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How many years has my flat roof got left?

There’s no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • An exact number of years the roof has left
  • A structural engineer’s assessment of the deck
  • Hidden layers beneath the covering

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber

How the survey works

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes about one to two hours at most homes, and more on a big or complicated roof. Somewhere like Tendring needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Check pets are kept safely away
  • If you’re buying, let the agent know when we are coming

What a survey costs

Prices always include VAT. The things that change the price are:

  • Which survey package you book
  • Height and safe access
  • The use of thermal imaging or a drone
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What we need to know

These details help when you get in touch:

  • What kind of property and roof it is
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • Where water is showing inside, if it is

Getting a price is simple: just phone 07833 053749 or use the contact form and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Do you need a flat roof survey in Tendring?

A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Signs worth acting on include:

  • Standing water left after rain
  • Damaged trims at the roof edge
  • Blistering in felt or asphalt
  • Splits and cracks in the covering

Historic houses like Thorpe Hall, about 2.8 miles south-east, show how far back building around Tendring goes. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

What to check before booking

  • Whether the loft space is looked at, where there is one
  • Which viewpoints they use to see the roof
  • Will the report include photos?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

Flat roofs in Tendring

Tendring lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Weeley station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building like Tendring Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Tendring is about 5 miles north of Clacton-on-Sea, in Essex. From houses to flats and shops in Tendring, we can survey the roof. Tendring is one of the places in Essex where we work. Chelmsford is in our area too.
