Landlord roof surveys for Tendring homes and businesses

About our landlord roof survey in Tendring

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out on weekdays, Saturdays and Sundays, which can make access easier to arrange. Typical surveys look at damaged pots and flaunching and damaged party-wall upstands or parapets, across converted houses, blocks of flats and rented houses.

Older buildings in small places like Tendring may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We keep jargon out of it: where something needs attention, it says so plainly.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. Older roofs in small places like Tendring can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • If you are buying, let the agent know when we’re coming
  • Check pets are kept safely away
  • Leave a clear route to the loft

How to book

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or use the contact form to find out.

Roofs, chimneys and gutters in Tendring

The coast is about 4 miles or less from Tendring, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Historic houses like Thorpe Hall, about 2.8 miles south-east, show how far back building around Tendring goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you own a rental within reach of Weeley station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like Tendring Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Roofs we survey in Tendring

  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats
  • Gutters and downpipes
  • Rented houses

What we look for on each type of roof

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded where we can see them safely.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Common questions in Tendring

Does being near the coast affect roofs in Tendring?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you cover smaller places like Tendring?

We do. Villages and rural addresses get the same survey as a town house.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Is a landlord roof survey the same as a full building survey?

No, it is a roof survey. It’s not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.

Do you advise on who is responsible under the lease?

No. Who pays is usually set by the lease, and that is a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.

How we price landlord roof surveys

Prices vary from roof to roof, and it comes down to:

  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can safely be seen
  • The package you choose: Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Getting in touch

When you call or email, these details help:

  • The kind of building and roof involved
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, like an exchange date

Once you know what you need, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Landlord and commercial surveys in Tendring

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.
