Questions from Tendring
Does being near the coast affect roofs in Tendring?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.
Is Tendring within the area you cover?
Yes, Tendring is on our map. A small place gets exactly the same survey as a big one.
How experienced are you?
Over 20 years and more than 5,000 surveys.
How does ELD work?
A sound membrane blocks the test current, but a hole lets it through. That’s how we locate breaches you can’t see.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
What do I do with the report?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Electronic leak detection in Tendring: what you get
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a written report with photographs of each breach found. We survey commercial flat roofs, green roofs and single-ply roofs, and the problems we are asked to look at most are damage from equipment installers and waterproofing to test before it’s covered.
Older buildings in small places like Tendring may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What affects the price in Tendring
A few things affect what a survey costs:
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
- The height of the building and how the roof can be seen safely
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for the job before you book.
What to tell us when you contact us
What helps most when you contact us:
- Dates you are working to, such as exchange
- What made you get in touch
- The type of building and roof, such as pitched or flat
- Where water is showing inside, if it is
To book a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before booking.
What we do, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes a length of time set by the size of the roof and how it’s built, and we’ll give you a guide when quoting. In a small place like Tendring, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start by finding out what the roof is made of and where it leaks.
- The roof is assessed to see if electronic testing will work on it.
- We pick the low-voltage or high-voltage method that suits the roof.
- Testing runs across the roof to locate breaches in the membrane.
- The breaches are recorded with photographs in a report for your roofer.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- Gather any invoices or paperwork from past roof work
- Jot down any questions you want answered

Local flat roofs in Tendring
Tendring is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Historic houses such as Thorpe Hall, about 2.8 miles south-east, show how far back building in the area around Tendring goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Anyone responsible for a site like Tendring Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For an older house near a landmark such as Church of St Edmund, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Weeley station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The extent of water in the insulation
- Build-ups without a suitable layer below
- Fixing the holes we find
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
