How a gutter survey works in Cowey Green

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’re worried about dripping or leaking gutter joints and sagging gutters and loose brackets, we can find out what’s behind it, on downpipes, fascias and soffits and eaves gutters alike.

In a village or hamlet like Cowey Green, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

Cowey Green questions

Do you cover smaller places like Cowey Green?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Is my home in Cowey Green listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you take photos of the roof?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you check valley and parapet gutters?

Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Check that downpipes are firmly fixed to the wall
  • Include valley, parapet and box gutters when clearing
  • Do not climb a ladder to look in the gutters
  • Get the gutters cleaned out every year

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it’s done.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.

What we can’t see

It is a careful look at the gutter, not the whole story. The main limits are:

  • The inside of buried drains
  • Blockages deep inside downpipes
  • Hidden sections we can’t view safely

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.

What we look for on each type of roof

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around Cowey Green, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • If you are buying, let the agent know when we’re coming
  • Leave side gates unlocked
  • For flats, check roof access has been agreed

Cowey Green homes and their roofs

Cowey Green lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as Church of St George are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Castle House lies about 4.5 miles north-west, so building around Cowey Green goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Cowey Green is about 6 miles east of Colchester, in Essex. In Cowey Green, as across Essex, every roof gets the same careful survey. We cover towns and villages across Essex, large and small. For surveys nearby, see our Chelmsford page.

What we are asked to look at in Cowey Green

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Most people get in touch when they’ve noticed something like this:

  • Leaking or loose downpipes
  • Fascia boards damaged by overflowing water
  • Brackets that have dropped or snapped
  • Leaves and moss blocking gutters

For landlords with property near Great Bentley station, a dated record of the roof is useful when planning maintenance across a let.

Questions to ask before booking

What’s in a roof survey

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
