What a survey costs

When we price a survey, we consider:

  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can be seen safely

Drone roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Booking your survey

We’ll usually ask about:

  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • Dates you’re working to, like exchange
  • What made you get in touch

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Drone roof survey in Cowey Green

A drone shows the outside of a roof very well, but it can’t see inside. Where there is safe access, we look in the loft space too, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there’s no safe loft access, the report says so. If you’ve noticed hidden gutters full of leaves and vegetation in valleys and gutters, a survey will tell you what’s going on.

Some older homes in villages like Cowey Green are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Drone roof surveys in Cowey Green: local notes

Cowey Green is within about 5 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Take a building like St George's Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof. For an older house near a landmark like Church of St George, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Cowey Green is about 6 miles east of Colchester, in Essex. We visit Cowey Green as part of our work across Essex. Our area takes in places right across Essex, large and small. Chelmsford is in our area too.

What we are asked to look at in Cowey Green

Hidden gutters and valleys are easy to overlook. Leaves, silt and plant growth build up unseen, until it causes a leak inside. A drone shows them clearly from above.

Common reasons to book include:

  • Plant growth and moss on the roof
  • Cracked slates and tiles out of sight from below
  • Ridge pieces that have lifted
  • Slates or tiles shifted by high winds

Castle House, about 4.5 miles north-west, is one of the historic houses in the wider area around Cowey Green. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

Questions to ask before you book

  • What they won’t be able to tell you
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included

Common questions in Cowey Green

Is Cowey Green within the area you cover?

Yes, Cowey Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Cowey Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Does the drone show the underside of the roof?

No. The drone photographs the outer surfaces, but not the loft or the underside. Where there is safe access, we check the loft space from inside.

Can the drone do thermal imaging?

Our drone survey is about close-up photos. If you need thermal imaging, it is part of the Premium Survey, as a separate check.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What will the report tell me?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Honest limits

It’s a careful look at the roof, not the whole story. The main limits are:

  • Flights in a restricted zone without permission
  • Structural calculations (that’s a structural engineer’s job)
  • Close-up photos of next door’s property

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Valleys and parapet gutters
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Large and complex roofs
  • Chimney stacks

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Allow time for permission if you’re in a flight restriction zone
  • Let neighbours know about the flight if your roof is shared
  • Mention anything you’ve noticed on the roof
  • Let us know the exact address when you book

You get an in-person consultation with the Premium Survey to talk through the photographs and findings. It is a chance to ask about anything in the report.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about one to two hours at a house, including the airspace and weather checks before take-off. Somewhere like Cowey Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that’s needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photographs and our recommendations.

How to prepare

  • Jot down any questions you want answered
  • For flats, check roof access has been agreed
  • Check we can get to the back of the property
