FAQs for Little Bentley

Is my home in Little Bentley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Little Bentley?

Yes, Little Bentley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

How long does a drone roof survey take?

Allow about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when booking.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Is a drone roof survey a thermal survey?

Not as part of the drone survey, which is about close-up photos. Thermal imaging is a separate check in the Premium Survey, and its findings are checked with moisture readings.

How a drone roof survey works in Little Bentley

Neighbours’ privacy matters on every flight. We keep the camera on the roof we’re surveying, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. Common reasons to book are vegetation in valleys and gutters and flashings that have come away, across tall and steep roofs, large and complex roofs and valleys and parapet gutters.

Villages like Little Bentley often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Flying and imaging in Little Bentley

Little Bentley is within about 4 miles of the coast, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

Thorpe Hall, about 4.7 miles south-east, is one of the historic houses in the wider area around Little Bentley. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. If you live in an older home near Church of St Mary, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Little Bentley is about 7 miles north-west of Clacton-on-Sea, in Essex. Houses, flats, blocks and commercial buildings in Little Bentley can all book drone roof surveys, with a written report and photographs every time. Our area takes in places right across Essex. Chelmsford is in our area too.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Roofs and gardens beyond the one we are surveying
  • What’s under the slates, tiles or felt
  • Flying in a flight restriction zone without the airport’s permission

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

Roof by roof

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.

Valleys and parapet gutters

Blocked outlets in hidden gutters cause many leaks. We check outlets and photograph any build-up.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. The survey normally takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Somewhere as small as Little Bentley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • If you’re buying, check with the agent that we can get in
  • Have keys ready for side gates, garages or roof access doors

Advice

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Useful tips for Little Bentley property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Clear a spot on the drive or lawn
  • Expect us to rearrange if it’s too windy or wet
  • Make sure the loft can be reached
  • Let us know the exact address when you book

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year, and whether work has done its job.

After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone survey can show what has shifted.
