How a chimney survey works in Little Bentley

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. If you are worried about signs that a stack is leaning and worn or missing pointing, we can find out what’s behind it, on chimney breasts, lead flashings and chimney pots and cowls alike.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Roofs, chimneys and gutters in Little Bentley

Little Bentley is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Historic houses such as Thorpe Hall, about 4.7 miles south-east, show how far back building in the area around Little Bentley goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Great Bentley station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Little Bentley is about 7 miles north-west of Clacton-on-Sea, in Essex. In Little Bentley, as across Essex, every roof gets the same careful survey. Our Essex coverage includes Little Bentley and the places around it. For surveys nearby, see our Chelmsford page.

Little Bentley questions

Do you cover smaller places like Little Bentley?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Does being near the coast affect roofs in Little Bentley?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Little Bentley is within about 4 miles of the coast.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.

How the survey works

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about one to two hours at most homes, though large, tall or awkward roofs take more time. Older roofs in small places like Little Bentley can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear
  • Have any questions written down, so nothing gets missed

When you need someone else

It is useful to know what a survey won’t do before booking:

  • Whether the flue is safe to use
  • Whether a gas appliance or its flue is safe
  • What’s inside the brickwork or behind render, without opening up

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Lead flashings

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

What we look for on each type of roof

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report explains what we could and couldn’t assess.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.
