Gutter surveys in Gambles Green

Why act early in Gambles Green

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Outbuildings and barns around Gambles Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

How a gutter survey works in Gambles Green

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey downpipes, eaves gutters and parapet and box gutters, and common reasons people get in touch are joints that drip after rain and overflowing eaves gutters.

Somewhere as small as Gambles Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

Checking the roof from the ground

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. Most surveys take about one to two hours for most houses, and more on a big or complicated roof. Older rural homes like those around Gambles Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • For flats, make sure roof access has been agreed
  • Unlock side gates and any roof access doors

Advice

Roof by roof

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.

Gutter surveys in Gambles Green: local notes

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you let a flat or house near Hatfield Peverel station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to United Reformed Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Your questions about gutter surveys in Gambles Green

Is Gambles Green within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in Gambles Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or drop us an email.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Do you need a gutter survey in Gambles Green?

Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.

We are frequently asked to look at:

  • Gutters that have fallen out of line
  • Dripping or leaking gutter joints
  • Blocked outlets and hoppers
  • Soffits marked by water

For site and facilities teams at buildings such as Terling Church of England Voluntary Aided Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What a good roof survey covers

How we price gutter surveys

When we price a survey, we consider:

  • The roof’s overall size
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can be seen safely

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What we need to know

If you can, have these to hand when you get in touch:

  • Anything about access we should know
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

A quick phone call is usually the easiest start: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
