Gutter survey in Terling
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. Common reasons to book are overflowing valley or parapet gutters and brackets that have dropped or snapped, on parapet and box gutters, eaves gutters and valley gutters.
Some older homes in villages like Terling are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a gutter survey looks like in Terling
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside a good many post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Anyone responsible for a site like Terling Church of England Voluntary Aided Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If your house is among the older ones in the streets near United Reformed Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why act early in Terling
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Common questions in Terling
Will you come out to Terling?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is my home in Terling listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
How long will you be on site?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
How much is a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, phone 07833 053749 or send us an email.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What a survey costs
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- Which survey package you book
- Commercial roofs and larger buildings
- How big the roof is
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Booking your survey
A little information up front helps. Please include:
- Where any leaks, stains or damp patches show inside
- The reason for the survey, like buying, a leak or storm damage
- Photos of the roof, taken safely from the ground or a window
- Anything about access we should know
Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
How it works
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Terling, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- If you are buying, let the agent know when we are coming
- Agree roof access with the managing agent if it is shared
- Have any paperwork from past roof work to hand

Advice
What we’re asked to look at in Terling
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
We are frequently asked to look at:
- Brackets that have dropped or snapped
- Water spilling over the gutter edge
- Blocked outlets and hoppers
- Soffits marked by water
For landlords with property near Hatfield Peverel station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Questions to ask before you book
- What happens after the report arrives
- What the survey won’t cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How much experience they have with roofs like yours
What we look for on each type of roof
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- Leave gutter checks at height to someone equipped for it
- Make sure downpipe clips are holding
- Get trees that overhang the gutters trimmed
- Include valley, parapet and box gutters when clearing
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
