For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

About our chimney survey in Terling

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. Common reasons to book are flaunching that has broken away and disused chimneys trapping moisture, across chimney pots and cowls, brick chimney stacks and chimney breasts.

Somewhere as small as Terling, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we’re asked to look at in Terling

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

Here are some of the things we see often:

  • A chimney out of line
  • Frost-damaged brickwork on the stack
  • Damaged chimney pots and cowls
  • Eroded joints in the brickwork

Take a building like Terling Church of England Voluntary Aided Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • Whether the loft is part of the inspection
  • Whether you get a written report with photos
  • What’s outside the scope of the survey
  • Whether they hold professional indemnity and public liability insurance

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Leave close inspection to people with safe access
  • Ask about consent before removing a chimney on an older property
  • Glance at the stacks from the street now and then

Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Roofs, chimneys and gutters in Terling

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

For an older house near a landmark such as United Reformed Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Hatfield Peverel station, a dated record of the roof is useful when planning maintenance across a let.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as Terling, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

Why get it checked now?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. For older village homes like those around Terling, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

FAQs for Terling

Is my home in Terling listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you survey roofs for landlords with property near Hatfield Peverel station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
