Pre-purchase roof surveys in Terling: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Landlords with a home close to Hatfield Peverel station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Terling is about 3 miles west of Witham, in Essex. Roofs in Terling get the same thorough look as anywhere else in Essex. Terling is one of the places in Essex where we work for pre-purchase roof surveys. Chelmsford is in our area too.

Pre-purchase roof surveys for homes and businesses in Terling

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. The findings come in a written report with photos. If you’ve noticed slates or tiles that have slipped or gone and standing water on a flat extension roof, a survey will tell you what’s going on.

Somewhere as small as Terling, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What a pre-purchase roof survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirmation of asbestos in cement sheets or soffits
  • A valuation or a promise of a lower price
  • The condition of the rest of the house (that’s a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Natural slate

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about one to two hours on an ordinary house, and more on a big or complicated roof. Around Terling, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Let us know about parking before the day

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we’re asked to look at in Terling

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.

Look out for signs like these:

  • Gutters choked with leaves and moss
  • Standing water on a flat extension roof
  • Flashings that have lifted or split
  • Cracked flaunching or crumbling chimney pointing

Take an older house close to United Reformed Church: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before booking any roof surveyor

  • Is there a chance to talk the report through?
  • Which viewpoints they use to see the roof
  • Will the report include photos?
  • Whether they hold professional indemnity and public liability insurance

Common questions in Terling

Do you carry out roof surveys in Terling?

Yes. We survey roofs across London and the South East, and Terling is part of that. You can phone 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Terling?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Do you need access inside the house?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

How do I book a survey in Terling?

It’s easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we will help you choose.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.

Practical tips

Here are a few things we’d tell any owner:

  • Mention any deadline when you contact us
  • Ask the seller about past roof repairs
  • Watch for stains or fresh paint on ceilings below the roof
  • Check the lease for roof repair responsibilities

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Different roofs, different checks

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.
