Gubbion's Green questions

Does a conservation area affect roof work in Gubbion's Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Gubbion's Green within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Will you go up on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

What’s in the report?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.

How a gutter survey works in Gubbion's Green

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. If you’re worried about water backing up from a hidden gutter and blocked outlets and hoppers, we can find out what’s behind it, on eaves gutters, fascias and soffits and downpipes alike.

Somewhere as small as Gubbion's Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Gubbion's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Roof by roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Gutter surveys in Gubbion's Green: local notes

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Cressing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Great Leighs Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What affects the cost of gutter surveys

A few things affect what a survey costs:

  • How big the roof is
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

What helps most when you contact us:

  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one
  • What’s prompted the survey
  • Any deadline, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without one, it is guesswork from the ground. Outbuildings and barns around Gubbion's Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
