About our gutter survey in Beazley End

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are sagging gutters and loose brackets and gutters packed with leaves or moss, on valley gutters, downpipes and outlets and hoppers.

In a small place like Beazley End, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Gutter surveys in Beazley End: local notes

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you let a flat or house near Braintree station, a dated record of the roof is useful when planning maintenance across a let.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Beazley End, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area

Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Helping us price your survey

We will usually ask about:

  • Any deadline, like an exchange date
  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors

Unsure which package suits your roof? It is easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Do you need a gutter survey in Beazley End?

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.

Common reasons to book include:

  • Gutters packed with leaves or moss
  • Water spilling over the gutter edge
  • Brackets that have dropped or snapped
  • Joints that drip after rain

The streets around a church such as St Mary's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Your questions about gutter surveys in Beazley End

Is Beazley End within the area you cover?

Yes, Beazley End is on our map. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Beazley End?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. For a price for your building, call 07833 053749 or send us an email.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.

Will you go up on the roof?

Only if it’s safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

What a gutter survey does not cover

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Parts of gutters that cannot be seen safely
  • What’s hidden inside a downpipe
  • Damage hidden inside walls or behind boards

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. Where a roof is exposed, as many are in small places like Beazley End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.
