Gutter survey in Little Warley

We survey gutters and rainwater systems in Little Warley and right across London and South East England. On the day, we inspect what can safely be seen from the ground, windows, the loft space and the roof where it is safe. Time on site normally takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. The written report follows, with photos and recommendations. Typical surveys look at joints that drip after rain and gutters that have fallen out of line, across outlets and hoppers, valley gutters and eaves gutters.

Somewhere as small as Little Warley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Little Warley, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photographs and recommendations.

Related advice

Different roofs, different checks

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

FAQs for Little Warley

Does a conservation area affect roof work in Little Warley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Little Warley?

Yes, Little Warley is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on weekdays and at weekends. Just call 07833 053749 or use the contact form to arrange a day.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Local roofs in Little Warley

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Hare Hall, about 4.5 miles west, is one of the historic houses in the wider area around Little Warley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

The streets around a church such as Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near West Horndon station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we can’t see

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • The inside of buried drains
  • Hidden sections we can’t view safely
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Look for new stains on ceilings below valleys after rain
  • Leave gutter checks at height to someone equipped for it
  • Have overhanging branches cut back
  • Get the gutters cleaned out every year

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Signs you need a gutter survey in Little Warley

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Typical things we’re asked to look at include:

  • Rotten fascias or stained soffits
  • Blocked outlets and hoppers
  • Leaves and moss blocking gutters
  • Leaking or loose downpipes

For site and facilities teams at buildings like Woodlands School Great Warley, a written record of a large roof helps plan work for the holidays rather than in term time.
