What a thermal roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Insulation values or heat loss calculations
  • Reliable images in rain, strong wind or on a wet roof surface
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Thermal roof survey in Little Warley

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there is safe access. We survey commercial roofs, insulated roof spaces and loft conversions, and the problems we are asked to look at most are wet areas near outlets and upstands and water getting in at parapets and stacks.

In a village or hamlet like Little Warley, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Drones, thermal imaging and Little Warley roofs

In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you look after a building such as Woodlands School Great Warley, a view from above covers a wide roof far faster than walking it. If your house is among the older ones in the streets near Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Roof by roof

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

Little Warley questions

Will you come out to Little Warley?

Yes. Little Warley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Little Warley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere as small as Little Warley, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

A quick phone call is typically the easiest start: phone 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Remember the conditions on the day affect the results
  • Clear leaves from outlets and gutters each autumn
  • Keep the heating on as usual before a heat loss survey
  • Leave the roof to people with safe access

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Common roof problems in Little Warley

On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

Things that often lead to a survey include:

  • Leaks that are hard to trace
  • Thin or uneven insulation in the roof
  • Areas of a flat roof that may hold water
  • Damp around chimneys and parapets

Historic houses such as Hare Hall, about 4.5 miles west, show how far back building around Little Warley goes. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

Questions to ask before booking

  • Their report turnaround times
  • Whether they hold professional indemnity and public liability insurance
  • What’s outside the scope of the survey
  • Will they check the loft as well as the outside?
