How a gutter survey works in Childerditch
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. Common reasons to book are overflowing valley or parapet gutters and cracked or loose downpipes, across eaves gutters, valley gutters and parapet and box gutters.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Childerditch can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- First, you let us know what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
Getting ready for the survey
- Keep pets out of the way during the survey
- Note where any stains or damp appear
- Clear the way to the loft hatch

Advice
Childerditch questions
Is my home in Childerditch listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs for landlords with property near West Horndon station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
What do I do with the report?
We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Childerditch homes and their roofs
The wider area around Childerditch has a long history of building, with Hare Hall about 4.8 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as Woodlands School Great Warley, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to All Saints and St Faith: its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near West Horndon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before and after the survey
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:
- Book gutter clearing once a year, more often near trees
- Check from the ground or a window, not a ladder
- Watch the gutters during heavy rain
- Note any damp stains below the gutters
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Roof by roof
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Fascias and soffits
Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.
What happens if roof problems are left?
A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. It’s worth having these gutters looked at before the wetter months. In a small place like Childerditch, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
