Flat roof survey in Little Warley

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Typical surveys look at pools of water lying on the roof and failed upstands where the roof meets a wall, across GRP fibreglass, mastic asphalt and EPDM rubber.

Older buildings in small places like Little Warley may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Older roofs in small places like Little Warley can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Check the loft hatch can be reached
  • Gather any invoices or paperwork from past roof work
  • Make sure we can get to the back of the property

FAQs for Little Warley

Do you cover Little Warley?

Yes, Little Warley is one of the places we work. The survey and report are the same in Little Warley as anywhere else.

How do I find out if my home in Little Warley is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you tell me how long my flat roof will last?

We do not put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to.

Can you test old roof sheets for asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.

Do you need a flat roof survey in Little Warley?

Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Common reasons to book include:

  • Signs of deflection in the roof deck
  • Blistering in felt or asphalt
  • Cracked or split membrane
  • Failed upstands where the roof meets a wall

If your home is one of the older ones in the streets near Church of St Peter, the joins between later flat roofs and the old walls are where problems usually start.

Before you book anyone

  • How long the report takes to arrive
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • What’s outside the scope of the survey

What a roof survey includes

Flat roof surveys around Little Warley

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Hare Hall, about 4.5 miles west, show how far back building in the area around Little Warley goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to West Horndon station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Woodlands School Great Warley: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Why it’s worth a survey now in Little Warley

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. For older village homes like those around Little Warley, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • A fixed date for when the roof will need replacing
  • Parts of the roof that aren’t safe to walk on or view
  • Hidden layers beneath the covering

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber

Roof by roof

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Check from a window for ponding after heavy rain
  • Note any new marks on ceilings beneath the roof
  • Clear roof outlets and gutters each autumn
  • Limit foot traffic on the covering

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys normally lasts longer.
