Flat roof surveys around East Horndon
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For an older house near a landmark such as All Saints Church, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as West Horndon Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

How a flat roof survey works in East Horndon
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’re worried about edge trims that have lifted or split and upstands pulling away from walls, a survey will tell you what’s going on, on single-ply membranes, mastic asphalt and felt flat roofs alike.
Older buildings in small places like East Horndon may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Useful tips for East Horndon property owners
Nothing here needs a ladder. Our suggestions:
- Keep records of when the roof was laid and what work has been done
- Look for standing water a day after rain
- Ask whoever fits equipment on the roof to make good the covering
- Book a survey every few years
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
Different roofs, different checks
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We look at how the covering is finished around each rooflight and upstand.
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.
Leave it or get it looked at?
Flat roofs cannot normally be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Do you need a flat roof survey in East Horndon?
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Things that frequently lead to a survey include:
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
- Blocked or damaged outlets
- Signs of deflection in the roof deck
If you own a rental within reach of West Horndon station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What affects the price in East Horndon
What a survey costs depends on the time and equipment it needs. The main factors are:
- Roof area
- House, block, shop or office
- Height and safe access
- The number of roofs, including extensions and garages
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What we need to know
Before you get in touch, it’s useful to have:
- The type of building and roof, such as pitched or flat
- Where the property is, with the postcode
- Dates you are working to, such as exchange
- Pictures of the roof from a safe spot, if you have them
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.
East Horndon questions
Do you cover smaller places like East Horndon?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in East Horndon?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you go up onto the roof?
Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.
What’s in the survey report?
Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Does the survey cover asbestos?
We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
What we do, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Rural addresses near East Horndon can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Make sure the loft hatch can be reached
- Mention any parking restrictions on your street
- Tell us about any leaks, stains or damp patches you know of
