About our flat roof survey in Orsett

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or use the contact form with the address and an idea of the roof’s size. We survey felt flat roofs, single-ply membranes and mastic asphalt, and the problems we are asked to look at most are blistering in felt or asphalt and failed seals around rooflight kerbs.

Somewhere as small as Orsett, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What affects the price in Orsett

All our prices include VAT. The things that change the price are:

  • How many separate roofs there are, like extensions, dormers and garages
  • Roof area
  • House, block, shop or office
  • Height and safe access

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

Some details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage

For a price for flat roof surveys in Orsett, call 07833 053749 or use the contact form. A few details about the property and the roof help us price the survey accurately.

What we do, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours for most houses; commercial roofs usually need 3–4 hours. Around Orsett, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before the survey

  • Find any records of previous roof work
  • Point out any leaks or damp patches
  • Tell us about parking before the day

  • Asbestos testing, which needs a specialist asbestos surveyor

Flat roof surveys in Orsett: local notes

Orsett lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

The streets around a church such as St Giles & All Saints Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, the joins between later flat roofs and the old walls are where problems typically start. If you let a flat or house near Stanford-Le-Hope station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Landlord and commercial surveys in Orsett

Freeholders and residents’ companies use a roof report to plan and budget.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Checking the roof from the ground

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

FAQs for Orsett

How do I find out if my home in Orsett is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is the coastal weather around Orsett hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Orsett is within about 4 miles of the coast.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How do you inspect a flat roof?

It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Do you work in Orsett?

Yes. We cover Orsett and the rest of Thurrock, as part of our work across London and South East England. For a price, ring 07833 053749 or use the contact form.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Signs you need a flat roof survey in Orsett

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Things that frequently lead to a survey include:

  • Leaks around rooflights
  • Blistering in felt or asphalt
  • Failed upstands where the roof meets a wall
  • Splits, cracks and crazing

Anyone responsible for a site like Orsett Church of England Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What to check before booking
