Flat roof survey in Southfields

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photographs and our recommendations. We survey upstands and outlets, mastic asphalt and single-ply membranes, and people most frequently book us about failed upstands where the roof meets a wall and blistering in felt or asphalt.

Some older homes in villages like Southfields are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what isn’t.

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. In a place like Southfields, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the exact price before booking.

What this survey can’t tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • A fixed date for when the roof will need replacing
  • Testing older roof sheets for asbestos
  • Whether the deck or joists are strong enough

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What we look at

  • GRP fibreglass
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets

What happens on the day

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a small place like Southfields, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Have keys ready for side gates, garages or roof access doors
  • For flats, check roof access has been agreed

FAQs for Southfields

Do you cover smaller places like Southfields?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Southfields is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Does the weather affect the survey?

Light rain doesn’t typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we will identify it on the day.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Local flat roofs in Southfields

Southfields is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you look after a shop, office or commercial unit, for instance near Ealing Broadway Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. Take an older house close to St Giles & All Saints Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For landlords with property near Stanford-Le-Hope station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Southfields is about 2 miles south-west of Stanford-le-Hope, in Thurrock. Surveys in Southfields work the same way as everywhere we cover: a proper look at whatever is safely visible, photos and a clear written report. Our Thurrock coverage includes Southfields and the places around it. Chelmsford is in our area too.

We work across RM16 for flat roof surveys and the streets around it. We offer flat roof surveys to properties on Welling Road, Bristowe Drive and Ellis Close and the roads around them. We also cover the places around Southfields: Orsett (1 mile west), Baker Street (1 mile west), Bulphan (3 miles north), West Horndon (5 miles north-west) and East Horndon (5 miles north). Further out, we also cover Grays (3 miles south-west), South Ockendon (4 miles west), Corringham (3 miles east), Aveley (6 miles west), Tilbury (3 miles south) and South Stifford (4 miles west).

Roof by roof

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Landlords, agents and block managers in Southfields

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
