How a gutter survey works in Chatham Green

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about joints that drip after rain and gutters overflowing in heavy rain, we can find out what’s behind it, on fascias and soffits, valley gutters and downpipes alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of a downpipe along its whole length
  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters

How the survey works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Somewhere like Chatham Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we’re looking at
  • Move anything stored under the loft hatch

What affects the cost of gutter surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

Getting the details right at the start saves time. It’s useful to include:

  • Photos of the roof, taken safely from the ground or a window
  • Dates you are working to, such as exchange
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

When to book a survey in Chatham Green

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.

A survey can pick up problems like:

  • Overflowing valley or parapet gutters
  • Gutters packed with leaves or moss
  • Overflowing eaves gutters
  • Leaks at the gutter joints

For an older house near a landmark such as Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions to ask before booking

  • When you’ll get the report
  • Will the report include photos?
  • What the survey will not cover
  • How long they’ve been surveying roofs

What to expect from a roof survey

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Gutter surveys around Chatham Green

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Beaulieu Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep climbers away from the eaves
  • Look out for overflows when it pours
  • Look for new stains on ceilings below valleys after rain
  • Look for green streaks or damp patches on walls

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
