Gutter surveys for homes and businesses in Ford End
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We are often asked to look into soffits marked by water and valley or box gutters that overflow inside, on downpipes, fascias and soffits and outlets and hoppers.
Somewhere as small as Ford End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Where we cannot see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Ford End questions
Do you cover Ford End?
Yes, Ford End is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.
Is my home in Ford End listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
What happens next?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Leave it or get it looked at?
A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Ford End, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Useful tips for Ford End property owners
Nothing here needs a ladder. A few suggestions:
- Keep climbers away from the eaves
- Have gutters cleared at least once a year
- Include valley, parapet and box gutters when clearing
- Watch the gutters during heavy rain
If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.
What happens on the day
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes an hour or two for most houses; commercial roofs usually need 3–4 hours. In a small place like Ford End, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You tell us where you’ve seen overflows, drips or damp.

Landlord and commercial surveys in Ford End
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the visit with that in mind.
Ford End homes and their roofs
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For an older house near a landmark such as Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Ford End Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
