About our gutter survey in North End

Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. We survey eaves gutters, downpipes and parapet and box gutters, and common reasons people get in touch are gutters full of debris and silt and rotten fascias or stained soffits.

In a village or hamlet like North End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Local roofs in North End

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like The Flitch Green Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Somewhere like North End needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

North End questions

Do you cover North End?

Yes, North End is one of the places we work. The survey and report are the same in North End as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in North End is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We look from vantage points, the roof space and the roof itself where safe and a drone where it applies.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Surveys for landlords and agents in North End

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Honest limits

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • The inside of a downpipe along its whole length
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from each safe vantage point

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

What we look for on each type of roof

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

What we’re asked to look at in North End

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

Typical things we are asked to look at include:

  • Blocked outlets and hoppers
  • Leaks at the gutter joints
  • Water backing up from a hidden gutter
  • Sagging gutters and loose brackets

Take an older house close to Church of St Andrew: old fixings, lead flashings and tall chimneys are typical of older roofs.
