Questions from Little Dunmow

Is Little Dunmow in the area you cover?

Yes, Little Dunmow is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Little Dunmow?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What do I do with the report?

You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

How do I arrange a gutter survey in Little Dunmow?

The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof. We survey on any day of the week.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

How a gutter survey works in Little Dunmow

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. We survey valley gutters, outlets and hoppers and parapet and box gutters, and common reasons people get in touch are water backing up from a hidden gutter and brackets that have dropped or snapped.

Houses in smaller places like Little Dunmow can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Check for spilling water in a downpour
  • Do not leave hidden gutters out of a clear-out
  • Check that downpipes are firmly fixed to the wall
  • Check the loft with care after heavy rain

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it is done.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.

Roofs, chimneys and gutters in Little Dunmow

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For an older house near a landmark like Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like The Flitch Green Academy: large buildings have long gutter runs and big roofs that need checking like any other.

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. Homes in smaller places like Little Dunmow can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. Homes around Little Dunmow often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Preparing for the visit

  • Find any records of previous roof work

Related advice

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We look at the joints, brackets and falls.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.
