Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey parapet and box gutters, outlets and hoppers and valley gutters, and the problems we are asked to look at most are leaves and moss blocking gutters and gutters that have fallen out of line.

Older buildings in small places like Watch House Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

When to book a survey in Watch House Green

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

These are some of the problems a survey can pick up:

  • Dripping or leaking gutter joints
  • Water spilling over the gutter edge
  • Brackets that have dropped or snapped
  • Choked outlets or hopper heads

Take a building like Felsted Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • What exactly goes into their report
  • Which limits apply to the survey
  • How long they’ve been surveying roofs
  • Whether the inside of the roof is included

What to expect from a roof survey

Gutter surveys around Watch House Green

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Take an older house close to Church of the Holy Cross: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Braintree station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Watch House Green questions

Will you come out to Watch House Green?

Yes, Watch House Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you survey roofs for landlords with property near Braintree station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and a few details.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or use the contact form.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Why get it checked now?

Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It usually takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Older rural homes like those around Watch House Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

How to prepare
