Independent gutter surveys in Blake End

Why act early in Blake End

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Where a roof is exposed, as many are in small places like Blake End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How a gutter survey works in Blake End

Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, downpipes and fascias and soffits, and common reasons people get in touch are leaking or loose downpipes and sagging gutters and loose brackets.

In a village or hamlet like Blake End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the price in Blake End

All our prices include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Getting in touch

You don’t need to know any roofing terms. Just let us know:

  • What kind of property and roof it is
  • Anything about access we should know
  • Any marks or damp showing indoors
  • The address and postcode of the property

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Your questions about gutter surveys in Blake End

Do you cover smaller places like Blake End?

Yes. Blake End is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Blake End?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

What’s in the report?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.

Different roofs, different checks

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We look at the joints, brackets and falls.

Local roofs in Blake End

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls
  • Check that downpipes are firmly fixed to the wall
  • Get the gutters cleaned out every year

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so make sure they’re included in any clearing work.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a house, and more on a big or complicated roof. You are welcome to ask questions while we’re there. Cottages and farmhouses around Blake End frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.
