Roof survey in Ford End: what you get

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it’s easy to find a day that suits. We are often asked to look into ponding, splits or blisters on flat roofs and gutters that overflow in heavy rain, across ridges, hips and valleys, the roof space and flat roofs.

In a village or hamlet like Ford End, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Clear the loft hatch area before we arrive
  • Ask about a flat roof on an extension or garage too
  • Mention any damp patches when you book
  • Gather any paperwork for past roof work

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

What this survey cannot tell you

It helps to know what a survey will not do before booking:

  • Asbestos testing of any kind
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

Roofs, chimneys and gutters in Ford End

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Ford End Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Church of St John the Evangelist are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Ford End is about 6 miles north of Chelmsford, in Essex. In Ford End, as across Essex, every roof gets the same careful survey. Across Essex, we cover Ford End. Chelmsford is in our area too.

What we look for on each type of roof

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Ford End needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Ford End questions

How do I find out if my home in Ford End is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Ford End?

Yes, Ford End is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or email us with the address and a few details.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

How long will you be at the property?

On site, it typically takes between one and two hours at most homes, and about three to four hours for a commercial roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Why act early in Ford End

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. For an older or listed building in a place like Ford End, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
